Gas Tank Water Heater Repair & Replacement
Gas water heaters often show warning signs before they stop working completely. Common problems include inconsistent water temperature, reduced hot-water supply, a pilot light that repeatedly goes out, rumbling or popping noises, rust-colored water, visible corrosion and water around the base of the tank.
The source of the problem matters. A leaking fitting, failed thermocouple, gas control valve, pilot assembly or T&P valve may be repairable. A tank that is leaking because of internal corrosion generally needs to be replaced.
Most gas tank water heaters have an expected service life of roughly 8–12 years, although actual lifespan depends on water quality, installation, maintenance and operating conditions. An older unit does not automatically need replacement, but age becomes an important factor when repairs are becoming frequent or expensive.
Common Gas Water Heater Repairs
A pilot light that repeatedly goes out may be related to the thermocouple, pilot assembly, gas control valve or combustion airflow. Popping and knocking sounds are often associated with sediment buildup at the bottom of the tank.

Atmospheric vs. Power-Vent Water Heaters
Atmospheric gas water heaters use natural draft to move combustion gases through a compatible vent or flue. They are commonly used in homes that already have an appropriate vertical venting system.
Power-vent water heaters use a powered fan to exhaust combustion gases. They can provide more installation flexibility where a conventional vent path is not available, but they require electrical power and an approved exhaust configuration.

Bay Area Gas Water Heater Rules
Rule 9-6 requirements for residential water heaters are currently in transition.
The existing Bay Area Air District rule includes a zero-NOx requirement for qualifying small residential water heaters beginning in 2027. However, the Air District has proposed amendments that would delay implementation until 2028 and introduce additional exemptions.
These proposed changes have not yet completed the adoption process. Existing functioning gas water heaters do not have to be removed simply because of Rule 9-6; the requirements apply when qualifying equipment is replaced.
Because the implementation timeline may change, homeowners planning a replacement should base their decision on the requirements in effect when the work is scheduled.
