• Clay sewer laterals under old street trees — Willow Glen, the Rose Garden, Naglee Park. These neighbourhoods went up in the 1920s to 40s and many still run vitrified clay laterals out to the main. The mature elms and oaks that make those streets desirable push roots into every joint. If the line backs up again a few months after it was cleared, that is roots, not grease.
• Slab leaks in the post-war and 1970s tracts — Cambrian, Blossom Valley, Almaden, Evergreen. Copper supply lines were cast straight into the slab, and the valley’s expansive clay soil swells and shrinks with the seasons. That movement works the pipe until it opens a pinhole. Look for a warm patch on the floor, running water with every fixture shut off, or a water bill that jumps for no reason.
• Galvanized supply lines still in service. Anything built before roughly 1960 that has never been repiped is running steel pipe that has been rusting shut from the inside for sixty years. Brown water first thing in the morning and weak pressure upstairs are the giveaways.
• Scale from hard water. San Jose Water delivers hard water across most of the city. It settles on the bottom of a tank heater, insulates the burner from the water, and shortens the life of the unit — and it quietly clogs faucet aerators and shower cartridges along the way.
• Cast-iron drain stacks downtown and around Japantown. Older multi-storey and mixed-use buildings still carry cast iron that has scaled down to a fraction of its original diameter. Cabling it clears today’s blockage; a camera tells you whether the pipe itself is finished.
