Let’s clear up some confusion about the Bay Area’s new water heater rule, because the panic online doesn’t match the facts.

Myth: “I have to replace my gas water heater immediately.” Fact: False. BAAQMD’s Regulation 9, Rule 6 does not require removal of existing, working water heaters. There’s no gas police coming to your basement.

Myth: “All gas water heaters are banned starting in 2027.” Fact: Not quite. Starting January 1, 2027, new residential water heaters under 75,000 BTU must meet a zero-NOx emissions standard at the point of sale and installation. Furnaces are next in 2029, with larger commercial units following after that. Existing systems already in service aren’t affected until they need replacing.

Myth: “This is complicated, so I’ll deal with it later.” Fact: The rule itself is simple — but choosing the right electric or heat pump replacement, checking your electrical capacity, and scheduling installation before you’re stuck without hot water takes real planning.
